			<content:encoded><![CDATA[<p></p><p>First of all Congrats to <a href="http://www.prweb.com/releases/2011/5/prweb8422071.htm">Chris on this exciting news to become Chief Evangelist with Inman News</a>.  I consider Chris to be a friend but more than that he has become a trusted source of knowledge and information for many real estate professionals including myself.  I have to admit that while I watched Chris and the Tech Savvy Agent brand grow I was a little skeptical because of the restraints placed on a position monitored and owned by an industry vendor.  I am a lot like my friend Debe Maxwell and I tend to be a <a href="http://activerain.com/blogsview/2289728/lessons-in-deception">little skeptical of those claiming to be the expert or guru</a> in anything without a solid proven track record to back that up.  I am known to occasionally question what is being &#8220;sold&#8221; to us by many trainers and repeat the sentiments of many&#8230; &#8220;Well, if he&#8217;s never sold before what in the world/#$&#038;^ would be know about selling real estate?  What would he KNOW if he&#8217;s never been out in the field and actually SOLD real estate?&#8221;</p>
<p>Good question and one that needs to be asked of anyone we are going to take advise from in real estate.  Trust me there are days when I am out showing houses in the cold rain or in the dark on the weekends when I&#8217;d rather be with my kids and times when I hear people cry or even yell on the other end of the phone over a real estate situation.  Those are the days I shake my head at the latest tech savvy post and roll my eyes thinking &#8220;must be nice to sit behind your desk or waltz up on stage and pretend this business is all about wowing people with shiney toys&#8221;  And then I digress&#8230;.</p>
<p>The truth is I have gotten to know Chris over the past couple of years as TSA and honestly believe that he more than maybe any other trainer out there right now really GETS IT (real estate marketing for today&#8217;s consumer) and really does care about helping agents better serve consumers, manage their business in a more professional manner, sell more houses and therefore make more money.  I believe the tools he shares can help <a href="http://sherimoritz.com/Training/?p=653">agents become more profitable if implemented</a> and it amazes me that he shares his knowledge so generously (and at all hours of the day).  I have heard through the grapevine (aka, his comment on Tech Support For Real Estate Agents) that he is going to be doing a weekly video show that will not be hidden behind the paid curtain at Inman.  This is a big move for Inman and I think it is a great one.  In my opinion this &#8220;MOVE&#8221; is a huge benefit for us as agents because it means Chris will no longer be restrained from sharing information about companies that offer great tools to agents but are in competition to REALTOR.com and Top Producer.  </p>
<p>So to this new adventure for my friend Chris and Inman News; I say &#8220;Cheers!&#8221;  Now, lets all get back to work, implement the tools he has taught us about to better serve consumers and while we&#8217;re at it, lets have fun making some money and new friends along the way!</p>

<p>Have you been looking for a quick, easy and legal way to easily download all your friends email addresses from Facebook?  Many social media speakers claim there is not a way to do this therefore passing up on gathering awesome information and building your list from your connections online.  All you need is a Yahoo account which is FREE and easy to set up.</p>
<p>The easiest way if you don&#8217;t already have a Yahoo account is head on over to <a href="http://address.yahoo.com/?VPC=contact_import_landing" target="_blank">address.yahoo.com</a> and click the Facebook icon. A login dialog should pop-up, just sign-in with your Facebook credentials and within seconds, you entire Facebook address book will be available inside your Yahoo Mail Account.</p>

<p>Once the import is done, <a href="http://address.yahoo.com/?_src=&amp;VPC=tools_export" target="_blank">click here</a> to download a CSV file with the email addresses of all your Facebook contacts to your desktop.  Or in your account go to Contacts&gt;Tools&gt;Export</p>
<p>Once you have exported your Facebook contacts you can then import the CSV file into Gmail Contacts, Outlook, Top Producer, Wise Agents, your phone address book or anywhere you can upload a CSV file to connect with your existing Facebook friends.  If you have difficulty with importing your Facebook Address Book through Yahoo! you may need to open your Facebook page and choose “Application Settings” under Account. Next remove the “Yahoo! Contact Importer” application from your Facebook profile and try the  export again.</p>

			<content:encoded><![CDATA[<p></p><p>That&#8217;s right, I said it!  As a matter of fact I&#8217;ve been saying it for at least 15 years (mostly to myself).  I remember a conversation I had with a fellow agent years ago where he asked; &#8220;Why do you help everyone and tell them how to do what you are doing?&#8221;  Without even thinking about it or realizing how true it would hold up to be I shrugged my shoulders and said &#8220;Because most people are never going to do it and those that DO make the effort deserve the help&#8221;</p>
<p>While driving to <a title="Raincamp" href="https://activerain.com/raincamp" target="_blank">RainCamp</a> Charlotte a few months ago I was listening to <a title="Joyce Meyer" href="http://www.joycemeyer.org/" target="_blank">Joyce Meyer</a> and she said that &#8220;many of us miss our destiny because we are unfocused and unorganized.&#8221;  She referred to one of my favorite verses Ecclesiastes  5:7 which says &#8220;A dream comes to pass with much business &amp; painful effort.&#8221;  I think we can all agree regardless of our religious beliefs this is a true statement.</p>
<p>Throughout the past 19 years I&#8217;ve had the pleasure of attending many real estate training events and conferences such as <a href="http://www.realtor.org/meetings_and_expo" target="_blank">NAR annual and mid-year convention</a>s,<a title="RE Bar Camp" href="http://rebarcamp.com/" target="_blank"> Real Estate Bar Camps</a>,<a href="http://www.realestateconnect.com/sf11/" target="_blank"> Inman Connect</a>, <a href="http://www.retechsouth.com/" target="_blank">Real Estate Tech South</a>, <a href="http://www.agentreboot.com/" target="_blank">Agent Reboot</a>, <a href="http://www.realtor.org/education" target="_blank">GRI, CRS, EPro &amp; ABR course trainin</a>g and so many more.  At these events and for weeks after you always hear the same thing&#8230; &#8220;Now, I need to actually implement what I learned.&#8221;  Many of us take the time and money to learn all that we can but that is not enough.  We need to sit down and take the time to implement these essential tools into our business or bust out the checkbook and pay for some of them we can&#8217; create on our own.</p>

<p>To all of us returning from NAR mid year, a recent RainCamp, REBarcamp, Agent Reboot and/or learned something in a recent webinar, blog or class&#8230;  Keep in mind that &#8220;Oz never did give nothing to the Tin Man that he didn&#8217;t already have.&#8221; In other words; you already have everything that you need to succeed.  You just have to make the effort to unlock it, embrace the tools today, make your business yours, commit to implementing what you learn and most of all Make It Happen!</p>

			<content:encoded><![CDATA[<p></p><p>Let me start by saying that I am a former selling broker, trainer and recruiter for a very large RE/MAX and huge advocate of how knowledgeable and successful RE/MAX agents are in general (this has had statistical backing for years).  I also have countless friends who are agents, trainers, managers and owners of RE/MAX franchises and this blog is in no means an attack on them or their personal businesses.  </p>
<p>However, this week I find myself totally disappointed with the new video marketing campaign launched by RE/MAX (see video posted to the right and countless others).  They apparently came out with this campaign last week just in time for their annual convention as most of the new videos were uploaded March 4th 2011 to the RE/MAX International YouTube account.  I get that it&#8217;s edgy and new (and I love the thought).  BUT, why would a company feel the need to put down other agents or agencies to try and show they are better than another?  Seems to me they are spitting in the face of the code of ethics (although I get no specific agent/agency was mentioned and I don&#8217;t have authority to say one way or the other).  Article 15 is not new.  As you can see it was amended 1/92&#8230;  </p>

<p>Standard of Practice 15-1<br />
REALTORS® shall not knowingly or recklessly file false or unfounded ethics complaints. (Adopted 1/00)<br />
Standard of Practice 15-2<br />
The obligation to refrain from making false or misleading statements about competitors, competitors’ businesses and competitors’ business practices includes the duty to not knowingly or recklessly publish, repeat, retransmit, or republish false or misleading statements made by others. This duty applies whether false or misleading statements are repeated in person, in writing, by technological means (e.g., the Internet), or by any other means. (Adopted 1/07, Amended 1/10)<br />
Standard of Practice 15-3<br />
The obligation to refrain from making false or misleading statements about competitors, competitors’ businesses, and competitors’ business practices includes the duty to publish a clarification about or to remove statements made by others on electronic media the REALTOR® controls once the REALTOR® knows the statement is false or misleading. (Adopted 1/10)</em></p>
<p>Ok, maybe I am just getting too old, too old fashioned or simply out of touch with the consumer and agent of today (although I don&#8217;t think so).  I may even lose my RE.NET &#8220;cool kid badge&#8221; for not appreciating the campaign as being cutting edge and humorous.  But, I personally don&#8217;t think that a company who has for 30+ years made a name for itself for being made up well educated, professional and experienced agents (again, stats back that) needs to lower itself and start a<a href="http://www.youtube.com/watch?v=Uh25XQKZGSI&#038;feature=mfu_in_order&#038;list=UL"> video about their &#8220;new&#8221; web search</a> with someone saying &#8220;I don&#8217;t like most real estate website because there is a bunch of CRAP on them&#8221; or a series of videos about how <a href="http://www.youtube.com/watch?v=mRO_DrAFM0o&#038;feature=mfu_in_order&#038;list=UL">lame other agents are for not being a RE/MAX agent</a> or how agents that <a href="http://www.youtube.com/watch?v=JMFIYVJT0S0&#038;feature=mfu_in_order&#038;list=UL">consider leaving RE/MAX will be ostracized by fellow agents. </a></p>
<p>Ok, again sorry to all my RE/MAX friends you know I think you&#8217;re awesome and I love(d) RE/MAX but it makes steam come out of my ears that this marketing strategy came from the top.  What do y&#8217;all think about these videos?  What do the RE/MAX agents think about their monthly fees going to a video company to produce these videos?  Does this make other agents want to leave the company you are with and move your business to RE/MAX?   Do you think these videos should be open to the public so they can watch us make fun of each other online?   Maybe y&#8217;all think it&#8217;s a super awesome campaign and I&#8217;m just too sensitive&#8230;  Don&#8217;t worry you can comment away, I&#8217;m not even close to sensitive and can take the feedback so share away&#8230;</p>

			<content:encoded><![CDATA[<p></p><p>Have you ever had one of those weeks that rank up there as the best you ever had?  Well, that pretty much sums up last week!  As the winner of the Inman Facebook contest for the <a href="http://agentreboot.com/">AgentReboot</a> and <a href="http://www.realestateconnect.com/">Inman Connect conferences</a> in NYC I was treated to top notch digs at the Marriott Marque in Time Square complete with a view and goodie box of my favorite snacks, superb training by awesome speakers and incredible networking opportunities.  There is no doubt I partied like a rock star and yes I did learn a lot but this list is meant to be a shout out to the coolest people I met and my way of saying THANKS to all of them for adding so much to my trip.</p>
<p>1.  <a href="http://www.Twitter.com/TechSavvyAgent">Chris Smith</a> &#8211; <a href="http://www.techsavvyagent.com">aka; Tech Savvy Agent</a> &#8211; I&#8217;ll save the &#8220;he&#8217;s so smart&#8221; and &#8220;he&#8217;s so cool&#8221; posts for other blogs about the conference.  He made the top of this list for another reason&#8230;  Because he put his family first!  He&#8217;s worked hard and deserved the People&#8217;s Choice award on <a href="http://www.inman.com/inman100">Inman&#8217;s Top 100 Most Influential list.</a> I can imagine he was looking forward to the private party Inman hosted to honor the members of the Top 100.  But, Chris missed the party when his little girl busted her lip and needed her daddy at home.  He made it clear that even though he is rocking the real estate space he still has his priorities in order.  Kudos Chris!!</p>
<p>2.  <a href="http://www.facebook.com/mayaREguru">Maya Paveza</a> &#8211; She is the most kind, generous, smart, and hard working person I have met in a long time, and maybe ever.  She has a tremendous passion for real estate, social media and helping real estate agent succeed. She will be one to watch and I look forward to the ride.</p>

<p>4.  <a href="http://www.ghkrealty.com/Agent_Profile_22">Sabrina Kleier</a> &#8211; Just as beautiful as her sister Samantha and walks to the beat of her own drum.  I enjoyed chatting with both of them and would love to shop in their closets.</p>
<p>5.  <a href="http://www.ghkrealty.com/Agent_Profile_20">Michele Klelier</a> &#8211; Stars in &#8220;Selling New York&#8221;. Michelle has been selling NYC for the past 25 years.  Because we could both remember selling homes where there were no lockboxes, cell phones, internet, fax machines or email we hit it off right away.</p>
<p>6.  <a href="http://twitter.com/katielance">Katie Lance</a> &#8211; Sr. marketing director of <a href="http://www.inman.com">Inman News</a> is one of the friendliest people I met in NYC and went over and beyond to make sure I enjoyed my time as their contest winner.  I was glad to see her get out from behind the scenes and enjoy the Inman Top 100 party.  Ask her how to work the new Kodak camera.  She has mastered it <img src='http://sherimoritz.com/Training/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  </p>
<p>7.  <a href="http://www.Twitter.com/Inman_Tim">Tim Smith</a> &#8211; CEO of <a href="http://www.Inman.com">Inman News</a> was always smiling and the life of the party at the Inman Top 100 party at Hudson.  I think it&#8217;s cool that he was actively tweeting throughout the event and involved with what was happening at every turn.</p>
<p>8.  Paul Horan &#8211; Education director at <a href="http://www.Inman.com">Inman</a>.  I had a blast doing a testimonial video for him and give props to the awesome film crew that created a relaxed and fun environment behind the scenes.</p>
<p>9.  <a href="http://twitter.com/will_hansen1">Will Hansen</a> &#8211; VP of Events for <a href="http://www.Inman.com">Inman News</a>, Real Estate Connect and Agent Reboot.  Thanks Will for hosting the contest and follow up.  I had a great time and look forward to attending future Inman events.</p>
<p>10.  <a href="http://twitter.com/victorlund">Victor Lund</a> &#8211; Consultant and Partner at <a href="http://waves.wavgroup.com">WAV Group</a> CEO of RE Technology and his wife Marilyn Wilson.  Victor is a really nice guy with a supurb knowledge of wines.  HUGE shout out to him for organizing and  hosting the most fabulous private party of the week with a rocking band with Grammy award winning singer at the R Lounge overlooking Time Square. BOOM!</p>
<p>11.  <a href="http://www.coldwellbanker.com/about">Jim Gillespe</a> &#8211; CEO of Coldwell Bank is a really great guy with a desire to change the landscape of the real estate industry for the agents of his company.  We met at a private party Maya Paveza hosted for <a href="http://realestateandwomen.net/">Real Estate and Women.</a>  I was impressed he took the time to meet with his agents personally to share future goals and aspirations as well as listen to feedback from agents &#8220;in the trenches&#8221;.</p>
<p>12. <a href="http://twitter.com/Alexander_Lange">Alex Lang</a> &#8211; <a href="http://www.marketleader.com/executives/default.htm">CTO Market Leader</a> &#8211; Alex  makes my list as the best dressed guy at the conference.  #JustSayin</p>
<p>13.  <a href="http://twitter.com/MattFagioli">Matt Fagioli</a> &#8211; CEO of <a href="http://xplodethis.com/">Xplode</a> and one of the original founders of RETechSouth.  Besides being a super nice, smart and patient (yeah he wait almost 2 hrs for us to get to dinner-oops) guy his wife shares my name and he has an adorable well behaved son Nick thatwas able to visit NYC for the first time.  I can&#8217;t wait to attend the opening XPlode Conferences in Austin, TX with a packed house, rockin speakers and tons of knowledge sharing!</p>
<p>14.  <a href="http://twitter.com/staceyharmon">Stacey Harmon</a> of<a href="http://www.harmonenterprises.com/">Harmon Enterprises</a> &#8211; Seeing her smile here and there throughout the week was a highlight of the trip.  She played a vital role in our survival of #Snowpocolypse2011 and the overal fun of the week. </p>
<p>15.  <a href="http://twitter.com/FPO">Chris Drayer</a> &#8211; Just a super cool from <a href="http://www.FloorPlansOnline.com">Floorplansonline.com</a> I will remember him best by the OH (overheard) &#8220;I don&#8217;t even have an entrance let alone a nice one&#8221; and his knowledge of casino games at RETechSouth.</p>
<p>16.  <a href="http://twitter.com/billlublin">Bill Lublin</a> &#8211; Philly Baby!! <a href="http://www.billlublin.com/">Bill</a> was one of the key people involved in developing the new e-pro designation and one of the most friendly people I met.  I knew wherever I saw him I could count on a smile, a hug and a laugh.  He is the kind of guy I&#8217;d be friends with at home!</p>
<p>17.  <a href="http://twitter.com/MikeMueller">Mike Mueller</a> &#8211; Wish I would&#8217;ve been able to take the Mike Mueller photo tour and can&#8217;t wait for him to share the pictures they took. <p>18.  Mark Lesswing &#8211; <a href="http://www.realtor.org/technology/mark_lesswing_bio">CTO at NAR</a>.  I was so impressed that I met him once and he remembered me each time we crossed paths again.  He made me laugh lots at the RE Technology Party where I learned he is a jamming bass guitarist.  I&#8217;m glad to see someone like Mark working with NAR.</p>
<p>19.  <a href="http://twitter.com/utahREpro">Chris Nichols</a> &#8211; Chris has always been one of my favorite people on Twitter because of his knowledge and level headed approach.  He was everything in person he seems to be online.  He has a <a href="http://www.Utahrepro.wordpress.com">great blog</a> worth checking out and we thank him for bringing so many friends with him to travel two time zones away from home!</p>
<p>20.  <a href="http://twitter.com/Stevedda">Steve Allen</a> &#8211; WFRMLS in Utah.  I wish we had someone as involved in cutting edge technologies as Steve working in our MLS.  Techy and funny; he made me laugh throughout the whole RE Technology party.</p>
<p>21.  <a href="http://twitter.com/BrokerElite">Bruce Tucker</a> &#8211; Broker with <a href="http://www.prudentialutah.com/">Prudential Utah Real Estate.</a>  Besides just being an all around friendly guy I was impressed that he made an effort as a broker/owner to attend Inman and gain as much knowledge as possible to take back to his agents.  Sadly there were not as many of us there as I would like to see.</p>

She did an awesome job of making us all feel welcome in NYC and helping direct us to and fro. <p>42.  <a href="http://www.Twitter.com/Corcoran_Group">Matthew Shadbolt</a> &#8211; <a href="http://corcoran.com/">Corcoran Group</a> social media director who does an awesome job with Foursquare tips in NYC and has a really cool accent.  He obviously has a pulse for all that is happening in NYC and using that knowledge to engage with their community.</p>
<p>43.  <a href="http://www.Twitter.com/JeffPulver">Jeff Pulver </a>- I learned more from Jeff about determination and innovation than he probably imagined over lunch at Serendipity with Maya Paveza.  I hope we can get him to have a <a href="http://140conf.com/"> #140 conference</a> in Raleigh NC soon.</p>
<p>44. <a href="http://Twitter.com/DrewMeyers">Drew Meyers</a> &#8211; I&#8217;ve always been impressed that he spent 5 days painting the Mothers Fighting For Others (#mffo) orphanage in Kenya.  What a kind, thoughtful, generous thing to do. I hear he&#8217;s working on a solution for affordable WordPress sites for agents.</p>
<p>45.  <a href="http://Twitter.com/sueadler">Sue Adler</a> &#8211; Maya introduced us and I wish I would&#8217;ve gotten more time to chat with her but  I have heard nothing but great things about her so I will be making an effort to get to know her better.</p>

The have an app that is similar to a photoshop for dummies making it easy to fix and brand your listing photos.  </p>

			<content:encoded><![CDATA[<p></p><p><a href="http://sherimoritz.com/Training/wp-content/uploads/2010/11/iphones.jpg"><img src="http://sherimoritz.com/Training/wp-content/uploads/2010/11/iphones.jpg" alt="iphones" title="iphones" width="195" height="150" class="alignleft size-full wp-image-427" /></a>With the emergence of all the fancy technology like smartphones with IDX searches, lead capture systems, drip email campaigns, blogs, apps and more one would think the average agent would be more productive today than they were 10 years ago but the opposite has happened.  Of course we had a downturn in the market and an oversaturation in the number of people with a license but we also went from <strong>the average agent in 1999 closing 14 deals a year to the average agent closing 7 deals in 2009.</strong></p>
<p>Bear with me a minute and digest a few of these figures I heard at a YPN meeting recently.  The numbers are obviously rounded off but the point is still clearly made. </p>
<p><strong>1.1 Million Americans listed real estate as their occupation</strong> and of that 1.1 Million <strong>400,000 reported no income</strong>.  That leaves 700,000 real estate professionals who reported an income but let&#8217;s look at that number in greater detail….</p>
<p><strong>200,000</strong> of the remaining 700,000 reported making <strong>less than $4,600.</strong> This means that nearly half of the people who reported real estate as their main occupation did not make enough money to pay their mls fees, association dues and still be able to drive to the office.</p>
<p>So we have 500,000 remaining agents of which <strong>200,000 reported making less than $16,000 in 2009.</strong> This means that 75% of real estate professionals made less than minimum wage last year.</p>
<p>Of the remaining 300,000 agents <strong>200,000 reported making less than $46,000</strong> leaving a lonely 100,000 (less than 10%) of our industry making a decent living.  </p>
<p>But <strong>that 10% or 100,000 agents are making an average of $199,000 per years. </strong>  Which group do you want to be a part of?  What group is your mentor a part of?  </p>
<p>What group is your team leader in?  What group is your offices top agents in?  This could very well be affecting your real estate business.</p>
<p>The sad thing about following in the footsteps of the other agents in your office or those even those you meet at a training event or broker lunch is that <strong>you have a 4 out of 5 chance of failing</strong> if you copy another agent.  The fact is 90% of the industry has not yet mastered the skills needed nor do they utilize the tools available to real estate professionals to share in the commissions of the 10% that just seem to get it and work hard doing it. </p>
<p>Honestly it comes down to; How do YOU set yourself apart from the million (literally) agents in the business <a href="http://sherimoritz.com/Training/wp-content/uploads/2010/11/differentiate.jpg"><img src="http://sherimoritz.com/Training/wp-content/uploads/2010/11/differentiate.jpg" alt="differentiate" title="differentiate" width="210" height="150" class="alignright size-full wp-image-450" /></a>who are struggling to stay afloat in this economy and create a successful and profitable real estate business?  From my experience, the best way to get your business to the level of profitability is by getting <strong>personal mentoring and coaching from an agent(s) that have been a part of that 10%</strong>. <p>A couple of weeks ago I decided to attend <a href="https://activerain.com/raincamp" target="_blank">RainCamp</a> in Charlotte NC at the last minute.  On the way there I was listening to one of my favorite Christian speakers (no this isn&#8217;t a religious post).  She said that some of us miss our destiny because we are unfocused and unorganized.  Ecc 5:7 -A dream comes to pass with <strong>Much Business &#038; Painful Effort</strong>.  Regardless of your religious beliefs this is a true statement.</p>
<p>Over the past 18 years I have had the pleasure of attending many real estate training events and conferences such as<a href="http://www.realtor.org/convention.nsf?opendatabase&#038;wt.mc_id=ce001" target="_blank"> NAR annual Convention, NAR mid-year</a>, <a href="http://rebarcamp.com/" target="_blank">Real Estate Bar Camps.</a>  <a href="http://www.retechsouth.com/" target="_blank">Real Estate Tech South</a>, GRI course training, CRS Training, ABR, E-Pro and you always hear the same thing&#8230; &#8220;Now, I need to actually implement what I learned&#8221;  The fact is many of the agents that don&#8217;t implement what they learn don&#8217;t succeed and those that do worked hard to make that happen and deserve the success.  Many of us take the time and money to learn all that we can but that is just not going to be enough.</p>
<p>So to all of us returning from NAR, a recent RainCamp, REBarcamp, Agent Reboot and/or learned something in a recent webinar, blog or class&#8230; &#8220;<a href="http://en.wikipedia.org/wiki/Tin_Woodman" target="_blank">Oz never did give nothing to the Tin Man that he didn&#8217;t already have</a>.&#8221; You already have everything that you need to succeed inside of you. You just have to make the effort to unlock it.  Embrace today, make it yours and commit to implementing what you learn and <strong>Make It Happen!</strong></p>
